Welcome to our Guest House

The Lyn Valley Guest House is a small family business, run by mother and daughter team, Jeanne and Laura. Jeanne was the first to discover the lovely Lynmouth, and Laura, who was living in Australia at the time, was soon to follow and fall in love with the area while visiting.

We took over the property in 2013, after the business had been closed for a number of years. We’ve loved building our business up,  focusing on improving the B&B experience here – our guests are our number one priority, and we enjoy welcoming all our new and returning guests.

The Lyn Valley Guest House is nestled in the small North Devon village of Lynmouth, within Exmoor National Park. With the coastline on one side of the village, and the moors on the other, this truly is a spectacular location to explore.

Our ground floor is home to reception, our breakfast room and the Guest Lounge, with the guest rooms situated on the first & second floors.

The Guest Lounge is available for our guests to use at any time, and features a small bar with snacks and drinks. While our collection of board games and books had to be removed due to COVID safety protocols, we hope to be able to make these available again later in the 2021 season.

Our car park is situated to the side of the building, with one car parking space available per room, so there is always a space reserved for you during your stay with us.

The Lyn Valley Guest House has 5 rooms – one Family Suite (which features separate double and twin rooms), three Deluxe King Rooms, and one Standard King Room. Being a small family-run guest house, we offer a personalised service with home-from-home comfort.

On check-in, we’ll show you to your room through reception and the ground floor, but there is a separate entrance for access to the guest rooms, and so you can come and go at your leisure.

In order to ensure we are doing everything we can to keep our guests and staff safe, whilst still offering a quality service, we developed a Seven Point Plan which addresses our response and change to procedures around COVID-19. This plan is continually updated subject to the latest guidelines.
