Booking Information & Terms

General Information

  • Our rates include breakfast, on-site parking and VAT
  • No dogs or pets are allowed in the guest house – however, please be aware that two dogs live in the owner’s accommodation here, so can sometimes be seen on the outside of the property when we walk them
  • All our rooms are on the first floor or above
  • All our rooms are en-suite, with full-sized baths (the Family Suite is made up of the two bedrooms and a bathroom)


Check-In & Out

Our standard check-in time is from 3pm, although parking is usually available earlier. If you arrive early please pop in to reception as we’re always happy to check you in early if your room is ready.

Reception hours vary depending on our check-ins – we usually close by 6pm at the latest, although we have key safes available for arrivals after this time. Please let us know if you expect to arrive after 6pm so we can send you instructions on how to access your room.


Payment & Cancellation Policy

For reservations made before the 29th July 2023, different policies apply –
please contact us if you would like any clarification. 

The following policies apply only to reservations made directly with us (via email, over the phone or through this website). For reservations made through Online Travel Agents (eg., AirBnB etc), please refer to the relevant website for the booking terms.


  • If making a reservation through our website, payment is taken at the time of booking
  • If making a reservation with us over the phone or email, card details will be taken to secure your booking, with full payment of the stay due 7 days before arrival. You will have a payment link on your confirmation email to pay at your convenience up until the due date (7 days before arrival). Any remaining amounts will be charged to the card that was provided when booking.


  • Any modifications or cancellations are completely free of charge up to one week (7 days) before arrival, and any payments made will be refunded in full
  • After this date your stay becomes non-refundable, unless we are able to re-let your room. In these circumstances we will refund you the amount we have been able to re-let the room for, minus a £25 admin fee
  • Non-arrival on the day of check-in will be treated as a cancellation, and no refund available
  • We strongly recommend having travel insurance in place to cover you should you need to cancel during the non-refundable period
